Designing a Privacy Fence Installation in Bay View with City Setbacks in Mind

A homeowner in Bay View contacted Chisel and Vine looking for a better sense of privacy and peace. Living on a corner lot near an alley brought in a lot of street noise, and the existing chain-link fence didn’t do much to help. She asked if we could build a privacy fence that would make her backyard feel more comfortable and shielded from neighbors. We told her absolutely, and that we’d also help navigate the local corner lot restrictions.

When we visited the property, we confirmed what we expected: corner lots in the city can present some unique challenges. Setbacks and vision triangles are required in many cases to ensure fences don’t block views at intersections. We measured carefully and made sure the design would meet code while still maximizing the homeowner’s privacy.

A Cap and Trim Fence for Improved Privacy and Style

We began by removing the old chain-link fence that ran along the property line. To enhance privacy, we adjusted the new layout by shifting the fence line up into a small hill on the property. This not only gave the yard more coverage but also made the overall space feel more private and usable.

The new fence was built as a 6-foot cap and trim privacy fence, offering both function and a polished look. For the section next to the house, where setbacks are stricter, we built a 4-foot privacy fence with 2 feet of lattice on top. This open-top design met city requirements for corner lot visibility while maintaining the privacy she wanted.

The entire privacy fence installation took three days from start to finish. The result was a noticeable transformation — the yard felt quieter, more secure, and much more enjoyable.
